PUBLIC HEARINGS
CONTINUED FROM NOVEMBER 17, 2025, PLANNING COMMISSION MEETING - Consideration of Applications by Tri Pointe Homes for Tentative Tract Map No. 39259 (PTM25-0004) and Design Review No. 25-0008 (PDR25-0008) to Subdivide 160.02 Acres into 544 Single-Family Residential Lots and into 36 Condominium Lots for 248 Attached Condominium Units, a 1.03-acre Park, a 5.62-acre Park, within the Atwell Development at the Northwest Corner of Highland Home Road and Southern California Edison (SCE) Corridor.
Adopt Resolution No. 2025-12 recommending approval to the City Council to make a determination that the Project does not require further environmental review, under Section 15162 (Subsequent EIRs and Negative Declarations) of the California Environmental Quality Act (CEQA) Guidelines and approve Tentative Tract Map No. 39259 (PTM25-0004), a proposal to subdivide 160.02-acres of land across nine (9) Planning Areas, 31, 46, 47A, 47C, 48A, 49A, 49B, 53, 63A, in the Low Density Residential (LDR) and Medium Density Residential (MDR) land use districts of the Butterfield Specific Plan (Atwell) into 544 single-family residential lots and 36 condominium lots (248 duplex condominium units); and
Adopt Resolution No. 2025-13 approving Design Review No. 25-0008 (PDR25-0008), to increase the density to a maximum of 12 du/ac in the Medium Density Residential (MDR) land use district for Planning Area 49A and future planning areas and to allow the construction of 248 duplex condominium units, with common area and perimeter landscaping, and landscaping design for a 1.03-acre Park site for Planning Area 31, located west of the northern most extension of Highland Home Road (the “Project”).
CONTINUED FROM NOVEMBER 17, 2025, PLANNING COMMISSION MEETING - Consideration of an Application by Tri Pointe Homes for Tentative Tract Map No. 39262 (PTM25-0005) to Subdivide 68.74 Acres into 193 Single-Family Lots, a 1.19-Acre Lettered Lot for a Park, and Two Lettered Lots Totaling 16.53 Acres for the Southern California Edison (SCE) easement and Park-Open Spaces within the Atwell Development at the northeast corner of Highland Home Road and the SCE Corridor.
Adopt Resolution No. 2025-14 recommending approval to the City Council to make a determination that the Project does not require further environmental review, under Section 15162 (Subsequent EIRs and Negative Declarations) of the California Environmental Quality Act (CEQA) Guidelines and approve Tentative Tract Map No. 39262 (PTM25-0005), a proposal to subdivide six (6) vacant parcels (APN 408-580-053, -054, -055, -056, -063, -064) totaling 68.74-acres of land across four (4) Planning Areas, 50A, 51, 74, and 75, in the Low Density Residential (LDR) and Medium Density Residential (MDR) land use districts of the Butterfield Specific Plan (Atwell) into 193 single-family residential lots, with minimum lots sizes of 5,000 and 4,500 square feet, respectively, and a 1.19-acre lettered lot for a park between the Planning Areas, and two lettered lots totaling 16.53 acres for the Southern California Edison (SCE) easement and park/open spaces.
